Maintenance Technician

Primary Job Responsibilities

Primary responsibilities of the Maintenance Technician are to ensure all vacated apartments are thoroughly restored to market ready status and service requests completed in a timely manner. Additional responsibilities include but are not limited to:

 

  • Evaluates the condition of these items to restore apartments (check, repair, replace) to market-ready status: see attached make ready status check list
  • Timely and efficient completion of service requests with high service standards.
  • Change A/C filters and service HVAC (if certified).
  • Assist with vacant apartment trash-outs and keeping grounds clean.
  • Move appliances, equipment, furniture as needed.
  • Maintain order and cleanliness in maintenance and storage areas; keep all areas locked and secured.
  • Wear required uniform and maintain an appropriate appearance.
  • Comply with all state/local laws and follow the company’s policies and procedures.
  • Adhere to all safety procedures and guidelines including compliance with OSHA/Fair Housing requirements.
  • Responsible for assisting other employees in any apartment management functions.
  • Knowledge of budget
  • Other duties, as assigned. (Golf cart, etc.)
  • Update service requests

 

 Physical Requirements

The functions below are required CONSTANTLY (66% – 100% of the time):

standing and walking    bending/stooping/squatting    lifting 10 – 25 lbs.

pushing and pulling       grasping and gripping       reaching above shoulder

The functions below are required FREQUENTLY (33% – 66% of the time):

lift 26 – 50 lbs.       climbing stairs, ladder      coordination of hand/eye/foot

The functions below are required OCCASIONALLY (10% – 33% of the time):

lift 51 – 75 lbs.      finger dexterity            

 

Specific Job Requirements:

Reports to:                 Community Manager, Assistant Community Manager, Maintenance Supervisor

Work Hours:             Monday through Friday. Weekends as required, on-call (rotating). (Hours and days are subject to change)

Equipment Used:      Hand tools, power tools, wheelbarrow, hand cart, keying machine, step ladder, full ladder, buffer, vacuum cleaner, mop and broom.

Qualifications:           Practical experience required: demonstration of skills, experience as make-ready helpful. Must speak and write English well enough to communicate effectively, complete service requests, read directions and instructions.

Residents, customers, employees, vendors.
