Assistant Maintenance Supervisor

Primary Job Responsibilities

The primary job responsibility of the Assistant Maintenance Supervisor are to maintain the physical integrity of the community, maintain a safe environment, cultivate high resident satisfaction, and assist in supervising all aspects of maintenance in the community.  Additional responsibilities include but are not limited to:

  • Be knowledgeable of physical condition of property and correct unsafe conditions.
  • Assist Maintenance Supervisor in maintaining system for timely and efficient handling of resident service requests.
  • Assist in handling make-readies in a timely manner and perform routine preventative maintenance on equipment.
  • Assist in maintaining inventory of parts & supplies. Ensure 24-hour emergency maintenance coverage.
  • Diagnose and perform maintenance/repair including: A/C and heating systems; electrical and plumbing systems; water and sewer lines; stairs, gates, fences, patios, railings; roofing, gutters; tile, carpet, flooring; fireplaces, ceiling fans, appliances; shutters, doors, cabinets, windows; boilers, gas and electric; walls and ceilings; security systems; pool area, tile, spa; check/install/re-key locks; etc.
  • Maintain accessible, accurate records pertaining to: service requests; preventative maintenance; safety systems; repair/replacement of major equipment; utility cutoffs, sewer clean-outs.
  • Move appliances, equipment, furniture as needed.
  • Maintain order and cleanliness in maintenance and storage areas; keep all areas locked and secured.
  • Wear required uniform and maintain an appropriate appearance.
  • Comply with all state/local laws and follow the company’s policies and procedures.
  • Adhere to all safety procedures and guidelines including compliance with OSHA requirements.
  • To occasionally assist other employees in any apartment management functions.
  • (When and where applicable) To be available to shovel snow at 6:00 am regardless of oncall status.
  • Other duties, as assigned.

Physical Requirements

The functions below are required CONSTANTLY (66% – 100% of the time):

            lstanding and walking lbending/stooping/squatting llifting 10-25 lbs.

            lpushing and pulling  lgrasping and gripping          lreaching above shoulder

The functions below are required FREQUENTLY (33% – 66% of the time):

llifting 26-50 lbs.       lclimbing stairs, ladder          —coordination of hand/eye/foot

The functions below are required OCCASIONALLY (10% – 33% of the time):

            llifting 51-75 lbs.  lfinger dexterity

 

Specific Job Requirements:

Reports to:                 Community Manager and Maintenance Supervisor

Work Hours:             8:00 a.m. to 5:00 p.m. Monday through Friday. Weekends are required,                                          and on-call. 6:00 a.m. when snow fall is predicted over the night

Equipment Used:      Hand tools (wrench, grips, hammer, etc.), power tools (grinder, drills,                                            saws, etc.), use aids (wheelbarrow, dolly, jack, etc.), mechanical                                                     equipment (motors, pumps, compressor, etc.), measuring devises (calipers,                                    voltmeters, ohmmeter, etc.).

Qualifications:           Practical experience required: Verification of experience, demonstration of skills. Must speak and write English well enough to communicate effectively, complete service requests, read directions and instructions.
