Assistant Community Manager

Primary Job Responsibilities
The primary job responsibilities of the Assistant Community Manager are to assist the Community Manager to effectively manage the property and to assume the responsibilities of the manager in his/her absence. Additional responsibilities include but are not limited to:

• To assist in employee training
• Maintain accurate resident records. Organize and maintain office files.
• Issue appropriate notices as necessary (i.e., late payments, evictions, returned checks, legal notices put out according to lease).
• Post all rents, deposits, and fees. Scan in daily bank deposits, or have a plan of action if computer/scanner/internet is down.
• Prepare and update reports as delegated by Community Manager.
• Greet customers, show property and perform all leasing functions (answer phone by the fourth ring).
• Respond to calls and inquiries from customers, residents, and vendors professionally.
• Accept service requests and route to maintenance; conduct service follow-up with residents.
• Inspect property, pick up litter, report service needs to manager or maintenance.
• Inspect move-outs within 24 hours of the scheduled move-out and vacant apartments as requested by Community Manager.
• Adhere to all local/state laws and comply with the company’s policies and procedures as well as OSHA/Fair Housing compliances.
• Assist other employees in any apartment management functions.
• Wear required uniform and maintain low delinquency
• To collect monies from prior residents before it is sent off to collections.
• Knowledge of the budget
• Other duties, as assigned.
• In the absence of community manager, assume/perform the duties of the community manager. (review Yieldstar dashboard in manager’s absence)
• Return calls/emails within 24 hours

Physical Requirements
The functions below are required CONSTANTLY (66% – 100% of the time):
walking or sitting     bending/stooping/squatting    computer input
grasping/gripping    finger dexterity    coordination of hand, eye, foot
The functions below are required FREQUENTLY (33% – 66% of the time):
standing    climbing stairs
reaching above the shoulder    lift 5 – 25 lbs.

Record all traffic work hour and days are subject to change at anytime.

Specific Job Requirements:
Reports to: Community Manager
Work Hours: Monday through Friday. Weekends when required.
Equipment Used: Fax machine, copier, telephone, computer, and calculator.
Qualifications: Practical experience required, at least one year in a position of similar
responsibilities, preferably in the housing industry. Must speak and write 
English well enough to communicate effectively with on-site staff, residents 
and customers. OneSite experience a plus. Be on-call for emergencies.
